You have received an informative packet or card from us because we may have noticed you live in an area that has been deeply affected by the high level of mortgage defaults or you may even be behind, in default on your mortgage or in the process of foreclosure.

If a Notice of Default (NOD) has been filed, this is public record. Many homeowners have fallen victim to scams being offered by so called "foreclosure specialist" or "loan modification" companies. Beware of these Foreclosure Scams and avoid companies that:

  • Collect a fee UP FRONT before providing ANY services to you.
  • Require you to pay for services with a cashier’s check or wire or Western Union.
  • Request that you make your mortgage payment to them instead of your lender.
  • Guarantee they can stop the foreclosure process, regardless of circumstances.
  • Tell you that you should not talk to your lender because they will.
  • Tell you not to contact a lawyer or tax accountant or housing assistance counselor.
  • Wants you to transfer title to your property.
  • Suggest you transfer title to lease it back to get the property back over time.
  • Say they will fill out all the paperwork for you.
  • Do not provide you with copies of all the paperwork,
  • Use pressure tactics to have you sign paperwork you do not fully understand or had a chance to review.

It is illegal for ANYONE providing foreclosure consultation or mortgage modification services in California to collect up front fees.
